Your Home's Listing Status - What Does It Mean?

Like every homeowner, every home is different.  So why would our listing go-to-market strategy be the same for every client?  Get a quick look at a few important differences in the ways we can promote a property before and while it's formally "on the market".  Be sure to read our Success Stories for examples of how we use similar strategies to earn our clients the best price in the neighborhood!

Let's talk about some important terms used to describe the early marketing process.

Pre-Marketing: Pre-marketing is a proven strategy to build anticipation, drive demand and help sellers get to the best offer faster. Compass offers a unique platform that gives your home valuable exposure to both agents and consumers before it officially hits the market and begins accruing critical ‘Days on Market.

Private Exclusive: A private exclusive listing is an off-market home that can be shared by a Compass agent directly with their colleagues and their buyers. Property details aren't disseminated widely and won't appear on public home search websites.

Private Exclusive listings can be very help for homeowners who may need more time to prepare their home for market or are needing special discretion or privacy in their sale.  The Private Exclusive status does limit the public and outside-agent exposure but gives The Burgess Team an advantage in generating early momentum, gain premium placement on our Compass forums, and even test aggressive pricing before going on the market!

Coming Soon: Homes listed as "Coming Soon" are homes that are not yet officially on the market but are expected to be listed for sale within 21 days. A Coming Soon listing allows buyers, real estate agents, and other sellers to preview the home with limited information. Full home details and photos are available once the home is listed for sale.Positioned on the Compass homepage and prioritized in search results, Compass Coming Soon listings are the first homes buyers see when they visit compass.com. Not only are these listings promoted site-wide, but they may be featured in both national and regional marketing campaigns at no extra cost to you.

Days on Market: "'Days on market' is the number of days that a property has been listed on the local multiple listing services (MLS) until a seller has accepted an offer and signed a contract.

Fewer days on market means more value for you. The Burgess Team, on average, sells homes 37% faster than area comps.
